Fresh coat of paint and clean stain free floors....then have a deep clean and pro photos.

I love the vinyl plank floors, but in this case you'd be better off just refinishing the wood and giving a couple, two-three coats of good poly. 

When renting to her I did not sugar coat the neighborhood and I didn’t have any real issues with the previous tenants.

I do buy a thicker reinforced wax ring and toss the one it comes with.

Just clear coats.

I then used 5/8" drywall, which is thicker, and is necessary for fire resistance in two unit homes.This helped a ton with the noise.

They work way better and seem thicker although I've never measured.

This home was built in 1915 so im worried about chipping off the cracking paint, sanding and exposing possible lead just to apply a new coat of paint.

@Luke Moore    If you haven't chosen your flooring yet here's what I've learned -- Our place is much bigger (twice the size - 36 beds but can really hold more if we wanted )    and much older.Anyways some things I've noticed on LVP -- pay the extra for commercial grade stuff (IE like what will go in a hospital)   It has a much thicker mill/wear layer on top - but will be $5-7 a sq foot for material - pricey but longevity wise should be worth it - that is what we will be putting in all our common areas.   

It actually costs the same or less for more expensive paint because the coverage is better so you don't have to put as many coats on.
