To use some sports parlance to perhaps illustrate the point, if it were a boxing match, the scorecard would read:  10 - 4 in favor of Irvington (i.e. not even close).If you look at some of the listings from the online sources for the Highlands neighborhood you reference, you would/could consistently find single-family homes which have sold below $20,000.

In areas such as southern California where we have perfect year round weather, all of the Forbes list companies have offices, high tech, low tech, manufacturing, medical centers, universities galore, amusements, sports venues, zoos, beaches, etc. there is ALWAYS going to be a high demand, thus higher prices.

You pay more for basically the same education and pay more for the prestige of the degree based on the schools reputation, contacts with peers and staff, it sure isn't based on their sports programs (LOL).I'll leave the topic now and let the folklore be told, here they come!
