Some of the taxes on some properties in certain areas make absolutely no sense and those are the ones that hammer the CoC return. 

If you're handy with a hammer, enjoy laying carpet, can hang drywall, roof a house and install a kitchen sink, you've got the skills to flip a house.

You are certainly not swinging a hammer or probably on the ground very much. 

I'm not positive how much an investor would be willing to pay in Woodbury, NJ for a rental (and should probably hammer this down more), but I found the house to be just break even (after 5k in taxes, vacancy, repairs , etc.) at a $60,000 purchase price and assumed $1,100 for rent. 

In SF it also created a lot of ways to go around it.. one was a TIC  then they hammered those...

I do the same when i get a mortgage I set it up auto pay and usually round up to the next thousand and pay at least 500 a month extra.. this saved my bacon in 2010 after being hammered so badly in the GFC..

They have teams of contractors to fix the places so they can work more on there buisness and less swinging hammers.

Understandably the purpose is to keep people on payroll, I just wish there was something for us who were getting hammered by cancellations. 

You need to accurately estimate rehab costs.I picked up a hammer and started swinging. 

It's like driving a railroad spike with a tack hammer.
