Hey Sara, with 3 of 4 tenant non-paying you've definitely got your work cut out for you.I don't know what work is being done right now but in my experience non-paying tenants aren't exactly cooperate when contractors.My suggestion would be to get rid of the non-payers ASAP.

I guess this is your first deal with this partner so based on the inputs i would suggest structuring the deal 50/50 to leverage both partners' strengths.

You can keep it simple and just do a modern kitchen, but I've found if you can add one thing that makes the kitchen "Pop" it will rent much better.

So I would suggest invest in both as long as you can get them at the right discount to where you can scale.
