Just be up front about it.)Your broker should be able to tell you where you need to be making those blind offers to hit the sweet spot of getting things under contract and not over paying to a point where you have to dramatically renegotiate after tying the property up.But, like I said, there are a lot of agents who aren't worth their salt, so I understand your skepticism.

Take seller claims about the property at face value, tie it up in contract so it's yours if you want it, do your inspections, and either renegotiate, take it as-is, or walk, at that point.

this can help you determined the motivation level of the agent to negotiate the price for you with the seller. when you have this information you will have the power to make a smart offer.it might look like a lot of things to consider right now, but after you start making deals, this will be a second nature to you.also keep in mind when making an offer always ask for inspection period. you can always re negotiate the price after you have the inspection report in hand and use this information again like a smart investor :)information is power!!
