STR is not a strategy that allows one to recycle their capital like the BRRRR strategy but the income can be well worth your time.

At the same time, the idea of consistently recycling my capital is very appealing.  

If its a lot lower that may mean the seller has been milking the  property and you will have a lot of work to do. 

It may not happen overnight but as long as you keep your focus on finding undervalued properties and being able to recycle your down payment you will eventually get to that point.

If you tell her the rents are below market, she may realize she's sitting on a cash cow and decide to milk it.

I will do due diligence on the company as well as what sorts of spaces I am competing with out ther ein the market. but given a 10 or 15 year lease that tenant is not going to move to a different spot because it's cheaper because they ar ebound by the lease.In thi sparticular situation i'm looking at a newer contruction bank building with a 10 year lease and an industrial property that just had a 10 yea rlease signed with a large national recycling firm.Don - if they do bankrupt the court CAN invalidat ethe lease but what about lease payment form prior months that are woed.

Lower end is basically recycled product that did not work out for the investor the last time around.
