You won't be able to circumvent the STR rules in LA unless you live in the primary where the ADU is I don't think.

I have house hacked 2 single family homes in Colorado Springs, moved out with both rentals cash-flowing very modest amounts annually, and am actively looking for the next property around Allentown, PA.My 2 options: Add to my portfolio and House Hack for the 3rd timeI know that house hacking will be the easiest barrier to entry around a big down payment, has the chance for a lower APR with a primary residence loan, and I am comfortable using this strategy as I have done it twice in the last 3 years.

Also, that property is 4 hours away from my primary residence.  

DSCR Seems like the best product, at lower leverage I have some rates that are even beating rates on primary homes, would love to connect and discuss a bit further.

.$55k is a tough amount... it's enough to feel like a good chunk of capital but not enough to do what you might want.Do you own your primary?

Any time you can get more cash flowing doors on one lot, they happier you'll be :-) It also seemed like the primary unity was only in need of a quick make ready.
