We've been combing the MLS and sending letters to those houses that look bad on the outside - but having little luck. 

Even if they buyer is well funded with cash but they have not bought  or owned commercial there is a little bit of a process to go through.So if you have no money or little money trying some hair brained deal structure you will not get the time of day with brokers. 

I just bought a new house in Seattle for just a hair under your MF purchase price and paid about 7K in closing costs, title, taxes et al.

All these shows seem to always have a story of 2008 in which a hair dresser, bartender, taxi cab driver,bus driver, etc dipped there toe in real estate when they had no business doing so.

I've been actively listening to various podcasts and combing the internet for info, and believe I may have found a home purchase. 

The first group is from hell and will cause you gery hair while the second group is excellent but will make you broke.

I need to really comb through and find what makes sense.

I am from Sunny Florida, where the snow is in your hair, the sun is in your face and the sand is between your toes. 

I was told by the home warranty company that the plumbing report came back as a "hair clog" in the master bath sink.
