There can be clouds on the title. 

An already clouded title would be one reason, which a sheriff's deed may actually provide clearer title than before the sale. 

Now if you can get QC deeds from the previous owner/s and a release from the mortgage company if there was a mortgage then you remove the cloud from the deed.

When I had my attorney run a title check my closing attorney stated the title was clouded and the prior owner has superior interest to the seller that’s looking to sign  it over to me.
