Love the charm from that era, pretty arches, cute built in nooks, but look out for the small closets, structural issues behind the walls and subfloors, roof issues.

However, when we are done, we will have an updated building which is 50-70% more energy efficient than before, has modern electrical and communications wiring, meets current fire and sound codes, and still retains the charm of its era (10' ceilings, august crown mouldings, etc) .. it will also command 30% better rent and have much lower operating costs then when we acquired it.

I call it like the Paul Simon song 50 ways to leave your lover.. the disclosures in these docs are 50 ways you can lose your money.they ABSOLUTLY will not protect the sponsor from lawsuits.. maybe from judgement.. but if and when a deal craters.. plaintiffs attorneys will sue .. there are firms that specialize in it.. they will find something wrong.
