I couldn't do anything else.When I started buying in "B/C" areas and more so in "A" areas, I was able to hire out the Property Management and I can buy more properties producing more cashflow because now it's more PASSIVE.So cheap is not necessarily good. that's whats made so many thousands if not hundreds of thousands of West coast investors millions upon billions over the years.. day one break even or negative year 5 just made a bundle in appreciation and cash flow is now perking along.. 

I have more questions that I can't think of now, although I have a billion of them when I'm driving in the car.
