Tankless water heaters?
15 May 2015 | 11 replies
There is a big difference on recovery time on gas vs electric and for a whole house water heater I would be surprised that a $3-400 tank would work.

How Do I Collect From an Ex-Tenant
12 April 2018 | 34 replies
Whether or not you end up actually taking the person to small claims court is largely a personal decision and also depends on whether or not you reasonably expect to be able to collect on a judgment.I wrote about my experience with taking an ex-tenant to small claims court here: https://www.biggerpockets.com/forums/52/topics/252435-taking-a-tenant-to-small-claims-court-part-1If nothing else, I’d suggest at least reporting the debt on their credit report with a service like one of these: Rent Recovery Service or Debt Reporting Service. You don’t even need a judgment to report it, and - who knows - maybe some day they’ll need/want to pay it off.

Anybody bought with Urban Detroit Wholesalers?

When a stock that was $50 for a long time gets to $20 it seems cheap, when it gets to $10 it seems cheap, when it gets to $5 it seems cheap, when it gets to $3 it seems really cheap and you look back at the $50 and say, boy this thing could really be great if it went back up.However, the reality is that it is much more likely that the company is doomed and injured beyond recovery and the stock eventually goes to 0.

Sorry.I will say that based on the long quote below, I would assume that the numbers were $90k in cash in up front, and $3k/year...not month, because that does work out to 30 years to cash cost recovery..

What would you tell an NFL player who’s considering Section 8 housing?

Even the great Ray Lewis retired when he was 37; your career is winding down and based on what other ex-professional athletes have told me it's important to find a fulfilling profession after their playing days end (I knew a USC football player and he told me he and his fellow Trojans have a text thread and a lot of guys have trouble finding purpose in their lives after football ends - some of them never even played in the NFL and still felt incredibly lost after football). You have the capital and it sounds like you've done deals prior.
