There are more than a couple cases of real estate agents trying to use their accreditation as grounds for turning a passive activity into a nonpassive, and it never works.Ask your CPA about the real estate professional requirements, and the about meeting material participation requirements.I could be wrong but unless the rental is some exception to the per se rules, you might want to document if you want the benefits of a nonpassive activity.https://www.thetaxadviser.com/issues/2017/mar/navigating-rea...

Look up their accreditation record, it is not good.I see there’s higher education schools (students), an Amazon warehouse (local jobs), Fort Lee (with 10k active personnel), and wonder if it’s a dormitory also for Richmond jobs, with a decent 30’ commute.I would venture to guess that the majority of the workers you mentioned above live in either South Chesterfield or Colonial Heights.Bottomline, there's a reason Petersburg is so cheap.
