Hi BPM, I am an OOS Investor looking for my first deal and a good reliable trustworthy GC in the Toledo, OH area.

If hes a trustworthy guy and knows what hes doing, have at it

It is hard to find a trustworthy contractor.

With a trustworthy and great PM you will have no problem finding success in the Memphis market.

Like you can lend someone 30k for a flip charge them 10-13% APR simple interest and charge 5 points to use your funds for 120 days to get through the project. you file a promissory note and personal guarantee on the proejct with the borrower to pay you back and file a lein with the title company on the property.Then you would make 1.5k  on your money from points and $1,300 from monthly payments from the borrower on interest payments and then you are walking away with a sizable return for no work whatsoever.No income needed. but you need to lend to trustworthy people, have documentation of the loan, agreement to pay it back and a lein to make sure you get paid back in the event of default. 

A medical office providing essential services (such as a dialysis center) is a trustworthy source of income - even during a pandemic like we are in now - because they generate revenues by providing services that people must have or else they could die.

If the Student/Recent Grad has a parent that is willing to cosign, that tells you that the person is somewhat trustworthy already (I had one parent call me as said there was no way he was cosigning for his crazy kid).

You do t need a property manager just trustworthy connections.

I’m realizing that I should have asked more questions and not been so trustworthy with the inspection but that’s why we hire professionals right?
