Most of the tenants I have are tourism industry workers with steady jobs.

So I have not fully embraced the following comments/questions but I believe in what they indicate. 

A diverse manufacturing and retail base, and for tourism we're 45 minutes away from Branson, MO (the Nashville of the Ozarks). 

Pete Beach was recently named the #1 beach in the US by trip advisor, so there is very strong tourism demand.

Same for tourism, are you seeing more tourists year on year or just relative to what you saw in the early days of the pandemic.

Visitors spent over $3.1B here in 2022, with 19.2 Million Visitor Stays (source: 4thQuarter TOURISM IMPACT and year-end report for Panama City Beach).Your money still goes a long way here and you can definitely make it work for you! 

But other investors will get screwed when municipalities write laws in ways that prevent transferring permits, or that outlaw STRs altogether- Vacation markets will tend to be more STR-friendly on average due to the income they bring to areas that depend on tourism.
