Our paint jobs have held up very well because we prep well, sanding or using deglosser or ppg gripper for primer on used cabinets and we use a polycrylic top coat.

Also, external features matter...a coat of paint is an amazing boost.

If you are going to reuse the rail, I would burn off all the old paint and re-sand it real good before you put it back on, then a new oil based primer and 2 finish coats.

Our clients do use it for coat segregation, improvements, tracking repair request, STR, LTR, Flips, Syndication. 

We're going through and refurbishing each window by replacing the strings and weights, coating with coverstain and painting, which has been working great. 

One coat coverage (normally) and tough as heck....

I take the extra step and put a very expensive coating so that I know there won't be a problem years later when the walls are closed up.
