While I haven't gotten to the point of sitting down and writing down my goals and plan (it will probably happen this weekend while my wife/daughter are out of town), my first inclination is SFH buy and hold properties that I can build low and slow growth...and evolve from there.

I see myself targeting mostly stuff under 100 units early on and doing as much volume as possible, and as my business evolves and I earn the credibility to list larger parks, at that point starting to expand geographically and limiting my focus to larger parks 75 units or more.

Speaking as someone who watched the Vancouver market (Toronto as well though not as closely) as it evolved (at a time when I didn't have the knowledge that I have now) but still hoping to get her foot in the door, it is definitely an appreciation market.I agree with @Cody Neustaedter regarding the prairie provinces.

Seems like the Wild West when it comes to underwriting, but my hunch is there is profit waiting for you on the other side if you persist.I’m sure this will evolve over time as more municipalities ban STRs and operators convert them to MTRs.
