I bought a property recently, and I knew very well that I was probably buying at the peak of the market, but the property was a deal, it fit my needs, it's in a recession-resistant A-class area, and it's producing great returns--and my net worth and cashflow are better with the property than without it, so I don't really care what the short term market dynamics were when I bought it.

Builders will sometimes push back as they don't want you to see your profit margin but the easy way to circumvent the resistance is to explain you will need lien wavers for each subcontractor in order to release the construction funds so you are going to see what each sub is making anyway.

1) Definitely check local codes first2) Steel is silly cheap right now, and resists "tenant and neighbor behavior" quite well3) Consider a more substantial fence on property perimeter, such as block, and then more inexpensive options for interior yards.4) I doubt you'll get more rent, but you will have more interest, especially if other options around you aren't fenced.
