I also agree about the single color building re-paint, but would also suggest the addition of exterior faux window casings to add additional architectural interest.

So far we have re-painted/new hardware in two bedrooms, as well as renovated the bathroom with new tile, vanity, hardware, toilet, lighting, etc.

Our work consisted mainly of repainting the whole place, inside and out, which included replacing a fair amount of the trim boards on the exterior, installing new copper gutters and flashings, a few minor repairs to the slate roof (no leaks), a new driveway and garage floor, new garage flat rubber roof, renovating 2 full bathrooms that we used a lot of pretty expensive tile in, all floors except the sunroom had hardwood floors that were sanded and refinished, the sunroom had a travertine floor installed.

generally, it's the owner's responsibility to repaint depending on your contract, because most good paint life is ~3 to 5yrs in rentals 3. does the carpet need replacing?

Probate took almost a year to sort out, but sure enough, once the relative who inherited the place had title we received a phone call, which led to Friday's closing.The numbers look like this:Purchase price - $30,000Down payment - $15k, plus $2000 closing costs (high, but in the PA we agreed to pick up the seller's closing costs so they would net $30k)plus $1k for repainting and new fixtures = $18k total out of pocket costs to closeLoan - Private loan of $15k @ 5% for 4 years.

I had just an eviction case which was totally avoidable IMO.Also the PM refused to list my property and find tenant, unless I repaint the wall (which was painted 5 months ago and looks totally fine to me).
