I have read through Texas threads pertaining to this topic and Southwest Recovery Services was mentioned a couple of times.

These are the docs you will need to supply pertaining to the LLC:- EIN Number, Operating Agreement, Articles of Organization. 

Does this pertain to giving the ADU a value?

If there is such a rule, does it pertain to rental property or just to primary home mortgages?

I have some things to consider from experience specifically pertaining to the lease agreements -> here is my cookie cutter answer I left on a recent post:Please understand that this is not legal advice, but something I wish I had done when using a generic lease agreement provided by an agent initially.

Written by attorney investors, it's full of practical advice pertaining to management of investment property, has sample forms that can be edited, and - most importantly - they tell you what your primary state laws are and where you can read them.

I just wanted to add that not only do those forms tell you what is wrong with the property but just to the sellers knowledge of anything that they have answered yes to on any of those forms and usually it’s pertaining to if there is something of defect or something that was done unpermitted.

I don't think the question was so much about doing things right or wrong, but moreso wanting to breed any kind of discussion as it pertains to flex lease terms.
