Someone can correct me if I'm mistaken, but if you have the proper entity setup within your flip, you can realize a good bit of tax relief.The play is to do the flip within a LLC, pay yourself a salary (which is subject to the taxes you mentioned above), but then the rest can be released as a distribution or dividend which is at a different (lower) tax rate.
