This is misunderstood by so many investors that think as they buy properties they cannot qualify for the next one because their debt to income ratio is too high when in reality buying cash flowing property should NOT harm your debt to income ratio in any meaningful way. 

Today I do not believe I can find RE that I can extract my full investment. 

However if I do a BRRRR I can achieve infinite return by extracting all of my investment.

In my personal view, I believe we are a year away from meaningful price declines, and several years out from the bottom of the next cycle.In the meantime I'm focused on lending (real estate private credit) as a means to generate income/yield while preserving capital.

@Kobe McDaniel, your first question is probably far too broad to get any meaningful answers.Commercial can be office, industrial, retail, mixed use, etc.  

I believe I would need to finance ~$140k if I were to move forward in the near future, and even if I could qualify based on my personal DTI I don't have enough equity to make a meaningful dent by doing a cash out refinance, so that isn't a viable option.Has anyone had luck with finding a bank or lender that will lend on an ADU project based on the income the ADU will generate?

@Daniel Daskaloski: What you are trying to do would be fairly rare: most (if not all) PMLs and HMLs would require you to have meaningful skin in the game yourself.

Quality providers will also be able to fully support you as you utilize the tool with meaningful guidance about IRS rules compliance.
