The house is a wreck and probably needs to be demolished, but I gave her my info, and she said she'd like to get rid of it (she's out of state and motivated to get it off her hands).

I managed City properties for years and watched them get wrecked by tenants...Was more interested in a nice "starter home" in highly rated Dallastown schools as I knew that I could find tenants willing to pay a higher rent.

If the tenant is paying their rent, is not wrecking the home or other unwanted behaviors why not have them there? 

Had a chance to buy some 15-20K ones but as one would imagine they were a wreck. 

If you're responsible, its like cheap private money (that will wreck your credit score lol)

The amount of dust created by a steel track backhoe when it wrecks a house is tremendous.
