Focus on having a budget and having a strong financial base EXACTLY I started RE sales right at 18 when I my license saved enough in the first 14 months to buy a home to  live in.. 

The land banker, the long term landlord, the neighbor that wants to expand their home, or the horse owning owner occupant with no other options?  

that's a pretty intensive list more than most home inspector bring 

Our strategy is looking for multi-family homes to purchase and hold as option 1. 

These are lovely single-family homes.

Although I know most sec 8 landlords use it because of the perception of guaranteed rents.As a small home builder I really dont know how they are going to lower the cost of new construction housing unless the govmit subsidizes it somehow.. basically the price of home components are very sticky they only go up. with the xception of lumber that will go  up and down through out the year..

For them, it's truly the old-school idea of a second home.

At the risk of overgeneralizing, I will put them into categories:1 - The close to home folks - For many this purchase is large and perhaps a bit scary. 

with a new home in a growing market you will be able to get in the way of appreciation without having to put more money into the deal.
