And then re market it they cant have a buyer lined up ahead of time.. as that on its face means they have marketed the property.So read em weep wholesalers assignors.. but I am going to provide ulra short term funding for X wholesalers were we will do JV deals and they can still do what they do.. obviously its going to cost.. so wholesalers with limited profits wont be worth it..Or X wholesalers in SC simply have to get a RE license and get in the business that way .

not wrong  just have to look at markets and market conditions.in many areas of the country building new just does not make sense when existing inventory can be bought for far less than replacement costs.. and rents wont change enough new vs old to compensate for it.

Are you saying that if I go the REPS route and combine all rental activity, I wont be able to use the $200K loss carrying over from prior years to offset the capital gain of $220K (sell of the 3 homes in 2024)?

When I asked what this means I was told they will cover the rent even if the tenant wont pay since it's a "Guaranteed Tenant".

I do but I dont think I can share his name on the open forum .. well as long as your all cash should be no issue.. its when you need a loan or selling to third party that wont buy without title insurance.. keep in mind there is a lot of land that is traded via quit claims all over America ..
