JamesI work with the loan programs through wholesale lenders so you wouldn't be able to go direct unless they have a retail side.

They do not offer every bank or lender out there or the lenders would never get a lead.When I say FDIC what I mean is "Fully Delegated" and not just Full Eagle where FDIC Mortgage banks have better rates (which they do) because  retail it's or wholesale and not selling the loan to meet a branch bucket or Loan officer compensation plan.

if you're in St Pete frequently you'll need to turn some of those vacation trips into work trips - networking, building a team, and trying to find a distressed property.but the trick is then going to be moving quickly if either 1) a distressed property hits the MLS (unusual, but not unheard of) or 2) a distressed property comes to you another way (from your network, from a wholesaler.)how you will move quickly enough to lock it down and buy it, if you're in RI? 

Also, wholesale deals off of the MLS are typically a waste of time for all parties. 

This can be a real estate agent familiar with identifying distressed deals who can negotiate successfully on your behalf or a wholesaler.
