Right now I'm just getting the the edge of the water to get my feet wet so I'm unsure of which route I'd like to go just yet.

The HELOC would give you options to make a purchase to get your feet wet and help you further decide your path.

I think we just need to get that first investment done to get our feet wet and really get the ball rolling but wondering that with the fortunate situation I’m in with a great safety net already, is there a “best” way to start?

Maybe after I get my feet wet. 

Is there a specific strategy that you'd recommend for someone young like me to get my feet wet or should I just go with what I'm most interested in and have the most knowledge in, which is buy and hold rentals?

Hey guys, I have done a few deals but still wet behind the ear.

Maybe.But with us being so new to the real estate game, I'm glad we were able to learn the lessons we did early on and are able to ask them going forward to any lenders we speak with for future deals. this is one of the issue  you run into with Wet closings the seller wants a check the second they sign.. out here on the West coast lenders wont fund until they have all the docs signed and back to them then they fund the next day and seller gets paid the following day.. it has to do with what the local closings process's that are in place..
