Any lender should be able to easily do a HELOC for you (provided your credit is OK), but a local credit union will likely give you the best deal. 

Also, are they providing the LOI to sign or can you just write your own?

They will not provide you that documentation.

You're running a business...you are not a social services provider. 

I would find out who the manufacturer is and send it to them and confirm they will provide a warranty on this.
