Dump the thing and either hang on to the cash while you find a performing asset or 1031 into something that does perform.

I sold the other Class C while it was vacant - I saw the writing on the wall so decided to cut my losses.

Obviously that takes time to rebuild, but hanging out in a second property they own is not burdensome.

The units are very utilitarian, in the first listing there are only 2 art pieces in the living room, they are too small for the wall, and they look like they were ordered off of amazon which isn't necessarily bad but it also doesn't stand out.

I rebuilt a house in the area a decade or so ago that had cracks in the walls that I later discovered had a 6 foot diameter bee hive in it.

Many developers leave the tubs without even a hanging rod which looks incomplete.

There is still some value there although distressed unless its a tear down in my opinion for the foundation and exterior walls if salvageable .

The only big issue I ran into is on of the basement walls needed extra support, I don't think a newer build would have that issue.
