We are both small retail business' with a handful of employees each ( I own a tattoo studio and next to me is a vape shop).

Definitely going to continue to watch and eventually buy for my own residence, but I'm a gadget geek, cant see me using on flips though as most regular people would have no clue what it is or feel it adds anything to the property.

Hmmmmm  How do I get the new fangled techno gadgets to work? 

Mac Dade Blvd and Chester Pike were never great, but now you've got tattoo parlors (nothing wrong with tattoos) and vape shops on these roads and many of the duplexes are near these locations.  

These are all discretionary spending when there is no disposable income, people just bother with these gadgets.

I don't buy things that often (i.e. buying a new gadget or clothes every few weeks) and know that I'm able to save a decent amount, but I don't actually know how my money is being spent.Blocking 30 minutes each week to review the previous week and plan goals for next week to make sure I am on track to meet my monthly goals.

There  appears to be more house flipping gurus making  tours of the country offering FREE house flipping talks at hotels  including meals and free gadgets.  

The only real issues I found out about through that and from talking to a neighbor was that part of the back basement wall had collapsed at one time but that was repaired and that there is a radon gadget installed.

The house I'm looking at in foreclosure up for sheriff's auction next week has one of those gadgets coming out of the basement with some kind of fan/blower.

We have had reports of them vaping on the property which violates our lease2.
