Hey Gene, for your situation, you probably need to get a fix&flip loan to acquire and do the renovation.

That shows real estate can be possible for anyone; in my opinion, I know everyone has unique and challenging situations, but in principle, anyone who can follow some basic budget fundamentals can save up enough for a down payment.Grateful BiggerPockets continues to bring more people into the industry!

@Derick Jennings Without knowing more about your situation, I'd likely recommend a house hack, a strategy I wish I would have known about when I got started.

Here's a little background on Tenant situation...has 2 or 3 young kids, an adult sister, an aunt with her male friend and the lessee has a male friend, that all appears to live in the apartment but aren't on the lease.

I'd challenge you to scroll through the forums here to see all of the self managers who are dealing with nightmare tenants and situations in order to save a few bucks per month on PM.

Chris Clothier provided regular video updates, and the property management team sent frequent emails with property-specific details, tenant situations, and proactive solutions.

It was also difficult to assess the heating situation after repairs since tenant refused to provide key to access unit for repairs and/emergencies, citing “privacy and safety” concerns.

We still do not have enough inventory to meet demand which is why we still have multiple offer situations in most parts of the metro arear. 

It sounds like you've absorbed a bunch of problems already and a new sewer line and the current basement situation will cost you way less than the $50K in fees to sell it.
