Not saying anyone falls under this situation or category but as a lender that has performed foreclosures for greater than 25 years, in California, I can say with conviction I've seen my fair share of good Samaritan's that have run afoul from the law in California unintentionally because of the rule.

I wanted to echo @Mark Forest's comments as a word of caution on using venmo and similar payment systems to collect rent.I haven't personally experienced this scenario but it does seem that they put too much control in the tenant's hands and could be problematic in an eviction situation where partial rent is unintentionally accepted.

Should have noted:Cities do not have an NOI and thus can never have a CapRate.Also Cities do not have a Purchase Price and thus no CapRateWhile figures don't lie but misuse of figures is LIKE lying, even if it's unintentional.

One tip that not everybody knows, if you limit your searches by price, it also unintentionally excludes listings that don't have a number in the price field, so I leave price wide open.
