That said, if the HVAC and water heater are both direct vent, and there was an old chimney present, it is not unheard of to run both the vent and exhaust lines up the old chimney - provided nothing else is using it.

You'll want to have reserves anyway, putting every dime you have into a deal is way too much exposure - you're just one emergency from broke in that scenario.Regarding the commission split with your agent:It's not unheard of in my market for agents to give a "brother in law" rate to an investor or friend that will be doing more deals down the line - this can come in the form of kicking back some of the commission at closing to the buyer.

Asking for a larger commission on a lower priced/harder to sell/bad condition/need updating house is not unheard of and would make sense.Plus if you did it that way and threw it on the MLS (or not) offers may even come in higher which raises your commission and the price your client gets.

Well, I am not in such a position myself, but I have known people who had the reserves to keep their bills paid, do enough fix-and-flips their first year in REI to replace their former salary, then go on to acquire enough flips and income property to leave the W2 world behind permanently.I grant you, it's BY FAR the great exception, but it's not totally unheard of.
