The investor is at the mercy of current conditions while invested.The operator makes money from performing services, they may or may not have capital at risk, most here on BP are operators, in and out of a deal in a short period of time, less than a year.So, if you ask an investor holding an asset how things are and vacancies are up, cash flow is down, maintenance expenses are up......they aren't going to be happy!

PSA - do not pay contractors up front. also, always do extensive screening of tenants.a lot of timeless "rules" broken here.
