.- The home insurance after the sale (the new owner is the "insured") should retain the name of the previous owner(payor of the bank note) on the insurance as "additional insured" so as to not set off any alarms with the bank.- Use a 3rd party loan servicing company to collect all mortgage and escrow payments and make all appropriate payments to the bank lender as well as seller finance lender.

My bad experience could be because of the market I was in, the timing, and maybe 1000 names was not enough to gauge it's effectiveness.The thing that really alarmed me however, was how outdated the list they had in their database.

This property manager could not produce a 7 Day Notice after 3 weeks of repeated requests, a worker putting in a smoke alarm saw a sewage backup and didn't even tell me or his boss, checking info for a owner payout was not entered properly and resulted in a week delay, a renter was told of a payment plan for hardship but receved a contact info update in the mail... and lastly I had to email questions each day which never got answers.
