Anyone knows that termite is a pretty common issue in Florida?

Hired a General Inspector which lead to a Plumbing Inspector and Termite Inspector with Remediation.

I would never "gut" a house unless it had an issue requiring it (water and mold, smoke damage, termite damage, etc)We usually will "fix" something instead of replacing it if we can. ie, a door with damage gets wood putty or sheetrock mud and then a repaint.It's always a balancing act to put a property in market condition and still have the margin  for adequate cash flow.

The place was so bad the floors were actually sloped in, so I had to deal with structure issues as well as termites.

Of course, we have a great team of Home Inspectors, Termite Inspectors, Title Co, Lenders etc to make this transition as seamless as possible.

., if this damage is caused by leaving windows open, allowing stoppage and/or overflow or water and/or sewage pipes, broken windows or doors, torn screens, broken door and window locks, etc. or any damage caused while Tenant has occupancy.22.NOTIFICATION OF SERIOUS BUILDING PROBLEMS:Tenant agrees to notify Landlord immediately if roof leaks, water spots appear on ceiling, or at the first sign of termite activity.

But if they're REALLY in, the only way is to tent the house, like termite control.

I would hold out for the best tenant if you are in this investment for the long term - it is well worth it.

I had been told by two different realtors to steer away from mulch as it attracts termites.
