If these courses are so great and teach you everything you need to know, WHY were these people coming to me, to learn the business?

Take AirBnB as an example: no one previously thought that a mass market existed for homeowners to let strangers in their homes, or for strangers to rent their space hotel-style.

Anything over that could mean that the property is overstaffed, or it could mean that management is delivering a very high level of service such as in a luxury property that has a doorman and all sorts of staff that you don't typically see in garden style apartments.

They are also filled with newbies that just paid $10K for a course and the Days Inn from someone that doesn't, themselves, really know real estate...otherwise they wouldn't be teaching it, they would be doing it.

I have read a couple of Brandon Turners books on house hacking and multi family and really enjoyed his writing style.

Everyone's learning style is different.
