I've been reading up on creative financing lately to build more familiarity, and agree that could be another alternative avenue to conventional mortgage/FHA to open new doors.

I have heard of "bigger pockets" through several books I have read as well as podcasts that I have listened to.  

Keith mentioned co-living, which I couldn't get even after reading about it.  

Overall, from what I've read/heard, the pros outweigh the cons.

If you did finance some of the purchase using a non-recourse loan, then you need to read up on UBTI/UDFI and there are some taxation benefits that the IRA can achieve since it now owes taxes in that scenario.

Ultimately I didn't learn too much I didn't already know after taking a few courses and reading a hand-full of books, and with most of people I've met and tried to talk with, it's been a pretty common experience that conversations go a lot like that.
