Good morning, BiggerPockets Family.I recently submitted a Residental Purchase Agreement (RPA) with a pre-qual letter from my credit union and FICO scores.

They typically communicate that they will be late and do end up paying the full rent plus the late fee by the end of each month.Unfortunately, we've reached a point this month where they submitted a partial payment at the beginning of the month and have now become unresponsive and have not paid the monthly balance.

Wild that you have to submit an RFP, didn't realize it was such formal process!

A report only needs to be submitted once, unless the filer needs to update or correct information.

Get pre-approved and have them send you the letter so that when you submit offers you can submit the pre-approval as well.5.

If its a competitive situation and you wanted to submit an offer with a sub 20% chance of winning I would submit a verbal offer, I would not waste my time writing up a contract.

Make sure you have proof of funds or a pre-approval letter ready to submit with the offer.
