A storage unit is very different to manage than low income housing or a single family in the suburbs.

Even just pulling Comps for bedrooms, bathrooms,sqft,acreage build year,only 5 comps come up within 5miles.add a 30x40 shop in the mix and a tiny home on a neighboring lot.1/4 acre pond. 3 storage buildings.brand new roof and hvac.

I will share just some very brief pointers, because explaining them in detail is not feasible on the forum.1.

Connecting with local investors, lenders, and contractors will give you valuable insights, support and advice as you move forward, and platforms like this are perfect for bridging the gap when in-person meet-ups aren’t feasible.

As you probably know commercial lending on CRE is not the easiest task right now, then add all the complications to it...foreign buyer, new LLC, new bank accounts, etc and that probably cuts out a lot of lenders who will be interested.Also find out what their goals are to determine if what they want is even feasible. 

This property would be great to build two houses, subdivide and sell.The second deal is a duplex with a storage building on the premises.
