After 4 years of that, there is generally 14 years of price growth with the last two years called "the winner's curse" where the market sees euphoria, lots of buying and real estate speculation.

This bill also prohibits the development of small subdivisions and prohibits ministerial lot splits on adjacent parcels by the same individual to prevent investor speculation.

Some highly speculative, some I believe where population will transition.

In addition, the stock market has really been rallying this first part of the year, although that is obviously more speculative.  

I think the correction comes in the (speculative) cash flow cities, overbuilt cities, and in creative financed properties.

They're minimally leveraged, if at all so they may actually make a couple of bucks a year, but they're buying on speculation. 

If it's the former, still househack unless you're investing in one of the better growing areas that you anticipate large growth in and can view yourself as a speculator.
