Have had an Airbnb out of our primary residence basement for 2.5 years and bought a duplex in November after taking out a HELOC on our primary to use for the down payment and some renovations. 

Warning:If you depreciate a property down near zero and then have to sell your property at a loss during a situation of distress...You could end up giving all the proceeds to the bank AND owe the IRS a big chunk of money for recapture.Long-term tax planning with real estate needs to be coupled with risk management and making sure you don't lose any properties.

I have used both TSP loan and HELOC to purchase investment...I certainly thought the ROI from real estate was better than relying on highly fluctuating stock market. 

Hello everyone, I have been buying properties in OR and TN and am looking to expand into NW Arkansas after reading up on landlord laws and recent growth in the area.

She also mentioned that they’ve been in real estate since 2006 and have managed over 30 properties (though this is more of a side business for them), which suggests a mom-and-pop operation.

I’m currently on the hunt for my next real estate deal and have narrowed my focus to Columbus, Ohio.

For us, still in a growth mode, we take action and figure out how to redeploy that equity into other real estate through either cash-out refinancing or selling and 1031!
