This is more for people who don't plan on selling that home (probably ever) bc of the significant cash flow the unit brings along with the main house.

Turnover costs can be frustrating, but they’re worth it for the peace of mind that comes with having quality tenants—tenants who pay on time and don’t bring the daily stress of dealing with bad renters.If you keep these tenants, they’ll likely cause more damage, knowing they can get away with it.

Within a residence there is a presumed right to privacy and installing cameras by you or your tenants can bring you legal issues.  

I bring this up because it’s identical to the amount you have.

@Kaaren Hall after seeing your post i called them right away, their fees are extremely high for an HSA that for the most part most people don't have a lot of money in.I max my HSA every year, but if you have a self only plan you can only put about 4k /yr  and if you have some medical bills it's less.they are also very restrictive on taking money out, and no CC to pay the doctor. prior to speaking with them I was extremely excited to see this opportunity you suggested,  but after my conversation I'm no longer...I will look for other options now that I see there may be some, so thanks so much for bringing it up.

there is some very good sales tactics though to bring one to move forward that is for sure..

Surrounding yourself with a team brings some risk, but the risk is on your ability to judge people and processes. 

Historically in EBR, though, once the exemption is in place, it is unlikely to be removed unless the property is reassessed, there is a complaint, or some other action occurs to bring non-owner occupancy to light, such as buying a new primary residence in the parish.
