They're is no magic formula, it is just continuously sifting sifting sifting, every property is a little different.

He spent the next several years sifting through peoples crap, taking crap from all the wealthy folks and continued to work very long hours doing very hard work for little pay!

The trick with RE investing is that you have to sift through a lot of junk before you find a diamond in the rough there is no app or website that has properties just for investors, you have to look on MLS unless you are comfortable buying off market properties, which I wouldn't be comfortable with on a first purchase.

I know there have been a LOT of questions asked about rental property appliances, but there doesn't seem to be ad definitive answer and there's too much old info to sift through, so I thought I'd make a poll to ask people about specific appliances, as different brands seem to have strengths in different appliance types.

LOL - It does require a good measure of sifting, but that's what it takes in RE anyways so...

If you put in the time to sift through it all, you can find so much information here that is worth gold - literally.I had been learning for over a year and even put in three or four offers when I stumbled across a posting on the BP Marketplace.

This is a fun situation to think through, because options are like a stream flowing with bits of gold . . . we just need to sift through to find the nuggets!
