Hello all, My rental property has a sunken concrete slab on the sidewalk  in front of the property. 

He also installed a new sewer line to the street and put in new sidewalks.

Might as well find a random homeless person defecating on the sidewalk and hand him your deed.

Other questions folks might ask you is, whether it's just porches and common walkways, or also the parking area, also sidewalks, etc.I only say this because I've had "misunderstandings" a few times over the years about exactly which snow was going to be removed :-/

I would also put in that if these jobs are the tenant's responsibility, and they don't clear snow from the sidewalk or keep the grass below 6 inches in height, you will take over that responsibility and start billing them monthly. 

My thought is that maintenance/repair would stay the same, but eliminate the cap ex since the HOA covers those types of expenses (roofs, sidewalks, exterior painting, etc). 

That is not the whole story though unless it is a patio, sidewalk or driveway.
