Other questions folks might ask you is, whether it's just porches and common walkways, or also the parking area, also sidewalks, etc.I only say this because I've had "misunderstandings" a few times over the years about exactly which snow was going to be removed :-/

I would also put in that if these jobs are the tenant's responsibility, and they don't clear snow from the sidewalk or keep the grass below 6 inches in height, you will take over that responsibility and start billing them monthly.

My thought is that maintenance/repair would stay the same, but eliminate the cap ex since the HOA covers those types of expenses (roofs, sidewalks, exterior painting, etc).
