Visits by service folks were for a clogged shower drain ($75), a problem with the fridge (user error, $75) and replace a broken toilet seat (free, boyfriend of cleaner knocked it out.

Greetings,My wife and I are just flirting with the idea of jumping into real estate investing.

Should I put in special tubs/showers or just hand bars, and provide a shower seat?

Because in reality, by not hiring a property manager, and committing to doing the easier things myself--like unclogging a toilet / shower drain, fixing a light bulb, pest control, calling a plumber--I am committing to be on standby for many hours, which is a sacrifice of peace of mind / being able to leave town or take vacations--and I would like to know if it's worth it. 

Just imagine a guest getting shocked because the GFI was not installed properly, or you hang a chandelier too low over a tub, or wrong type of can light in shower, or.........?

I’m thinking a less expensive granite vs. quartz in kitchen, maybe not spending a lot on the showers/ glass and trying to finding cheaper cabinets for everything but the kitchen. 

I want new vanity, tub/shower combo, tile flooring, new mirror etc.Ask for project list, cost, and scope on previous jobs.
