Subject-To is an extremely high-risk play for anyone not capable and/or comfortable with selling, refinancing, or repaying 100% of all Subject-To debt balances, all at once (if they have multiple). 

Our group has reached a point where our acquisition has become significantly bigger than are disposition capabilities, and I just wanted to know if anyone has any advice on how to best scale the disposition operation.

@Moira Baggett, there is no real answer to this other than: review your operating agreement and potentially talk to an attorney, likely to do the same.Most syndication docs drafted by capable attorneys will effectively state that you are acknowledging these are risky investments and there is a real chance you lose all your money.  

We should assume it WILL happen if they are ever capable to do such. 

Purchase agreement that ensures assignment capabilities. 

They seem to run a tight ship, but I don't know enough about specialty coffee or the industry as a whole.

Between the two all issues should be caught before guests and all issues should be handled without more than a text or phone call by you.Find people who are responsive, responsible and capable in all the ways you need and then, and this is the most important part...
