If you're looking at a historic home (Red flag here . .. historic means "lots of things beneath the surface that are likely to be found that are hard to know about until you open up the walls)Price is $350k and the rehab budget per the bank is $100k . . . $100k in a historic home doesn't go as far as you'd hope.

Going in, we did not know what to look for as far as with the lay out of the house, the year the house was built, and damages that lie beneath the hideous walls.

I began ripping up floor boards believing this was just a one a time event but to my surprise I discovered a significant amount of mold beneath the plastic and on top of the slab.

I had a flood remediation company out yesterday and they found damage in the crawl and water beneath the kitchen tile (shares a wall with the laundry room), the laundry room itself including drywall and a den adjacent to it.

The mind of a young Lieutenant at that point in my life was to buy property instead of renting, live beneath my means and ensure the mortgage was below my Basic Allowance for Housing (BAH).

This keeps the frost out of the soil beneath the slab on grade and prevents the freeze/thaw cycle that could wreak havoc on a finished interior space. 

This was a huge project, even beneath the walls.
