You may not see a direct bump on ADR i.e. you just increase pricing 10% but more future bookings does equal higher ADR, and a higher occupancy.

I would definitely go directly into the police department or try to get a call to make a report directly. 

Any leftover gain is taxable.The $150K left after paying off expenses isn't directly taxed.
