I know of one person who went out to meet up with them and see the homes in person.

It's working out great  It is a bit sad to see how our seasoned hosts who new hosts trust the most don't see the outside of the old way.

So the more houses we see the more stuff we can pinpoint that will be an issue with the house/property.

Just go through them, select the renovated/closely matching ones, and enter them into a model.Here's my fix & flip model, you can see the comps entered and some quick stats below them: Then I use that comp data to adjust the Sale Price in the model to what I estimate it will be (double check the resale $/sf is in-line with the comps), then adjust the purchase price until I hit my desired return level. 

Bay Park / Clairemont / Carlsbad / Oceanside are all top-tier markets that fetch top dollar (see the Yellow & Red).Move your search slightly inland, or further down South and inland, in order to get something done for 1/2 the price, with similar rents (not quite as high, but definitely not 50% less like the purchase price would be)

Once you do this you will start to see the correlation between different aspects of a deal.

Many of my deals were priced properly, but often the seller or market can't for various reasons see the potential in the property.
